Top Questions Many Visitors and First Timers Ask:

Q. What's the best condo in downtown San Diego? A. In my opinion and experience, the best (by highest quality) are The Pinnacle (Link), Bayside (Link), Park Place (Link), The Grande South (Link), The Legend, and The Mark, and the future Kettner/Ash (2013), though I wouldn't recommend buying there until it's done just to be confirm.

2. Q. I don't want to pay $800+ HOA fees, what are the best buildings with reasonable HOA fees? A. Firstly, ask to learn what condos come with FREE HOA fees. Often times, I can negotiate six months to a year of FREE HOA fees for you. Some developers are offering one year to three years of HOA fees. On those that do not, I often will offer to pay six months to a year of FREE HOA fees out of my commission on many of your downtown choices, whever possible.  But, as to your original question, the average HOA fee is about $640 a month. You might want to go to my main page downtown condos for sale and "sort" (click once on the HOA header) the fees in order of least expensive to most expensive. The best buildings with fees under $640 are Icon (Link), Doma (Link), Alta (Link), and select others.

3. Q. What is downtown San Diego’s best neighborhood? A. The Marina District, and Little Italy.

4. Q. What is downtown San Diego’s safest neighborhood? A. Little Italy. View all downtown crime statistics here (Link).

5. Q. I don't need a loan, I have all cash, how much of a discount can I expect? A. Believe it or not, about 40% of closed downtown sales are just like you: all cash, most recently totalling $7 million + in any given month. I do update the average difference in asking and sold price every week. It is typically under 5% difference. See for yourself (Link).

• If any listing is long-term leased, or shown with an accepted offer only, it might not be listed on my site. If you are the owner of such a unit, if I am your agent then it WILL be on the site.
• DOM stands for "Days on the Market", the number of days a property has been for sale on the MLS. If it's "relisted" in under  thirty days, this site reflects the original list date, not the refreshed date.
• If you are a seller and your unit is not listed here, it could be because your agent has requested that I not include it on this site.
• The HOA dues shown are subject to change, and it is a monthly fee.
• Number of parking spaces is subject to buyer verification. T=Tandem, V=Valet, G=Garage.
• RVO  = Real Value Opinion, similar to a blue book value for downtown condos.
• If you are a financial institution or in a SHORT SELL situation, the only way to get your properties listed on this page, if for Lew Breeze to be the listing agent. I will work with you, and offer timely, free, and very accurate BPO's.
• F*  = furnished. Some people think F means foreclosure, which is not the case. Foreclosures are on the foreclosure link (free password required).
• Payment is irrelevant to about forty percent of sales, those that close with all cash. Payment estimate is for people putting down ten percent of the purchase price.
• Access to password protected sections is for my clients, or those who will consider becoming my clients. If you have a relationship with another agent, you should get this informtion from them. My clients have access to the information 24/7, not only in a bi-monthly or monthly mass mailing.

*Payment indications above are for P&I (principle loan payment (P) and interest payment (I)) only. For the payment calculation, I've used a down payment of 10%. If your down payment is different, your P&I will be different. If your down payment is less than 20%, you will have a PMI payment (Private Mortgage Insurance) as well. I will use current market rates, though as rates change, I do not change all of the properties to reflect that (only as I have time). In general, the interest rate quoted by a lender is lower than the actual APR (Annual Percentage Rate) you may receive. The APR reflects more than the simple interest rate; it also considers fees you would pay to obtain the loan, and is a method you can use to compare financing alternatives more easily (Regulation Z of the Federal Government Truth-in-Lending Act).
